As investors, we specialize in acquiring value-add assets.For commercial properties such as retail, medical offices, and flex industrial, we target multi-tenant properties with an occupancy rate between 50% and 95%. Our evaluations are based on the actual Net Operating Income (NOI), not proforma. We generally look for a minimum cap rate of 7-7.5%.We also invest in multifamily assets with 20 units or more, mobile home/RV parks, and self-storage units, all with value-add potential.Our primary geographical focus includes the Midwest, Southwest, and Southeast markets. While we generally avoid the West Coast and far Northeast, we remain open to exceptional deals.Our ideal price range is between $2MM and $45MM, though we are open to higher-priced assets if the numbers are compelling. We have established relationships with JV partners, hedge funds, family office groups, and high-net-worth investors who provide funding or co-invest with us, ensuring we can close deals that meet their cash-on-cash requirements.
